Jannali's steep, leafy blocks are the defining fact for fencing here. Very few boundaries run level, and a fence that works on a flat Caringbah block will not translate to a Jannali side boundary dropping several metres from street to rear. The fencing contractors we work with spend much of their Jannali time on stepped Colorbond, raked timber and retaining-wall-plus-fence combinations where the boundary also holds back soil.
The housing stock is largely mid-century, so original paling fences at end of life are the other staple, often leaning downhill with the slope that has been pulling at them for decades.
Common fence jobs in Jannali
- Stepped Colorbond down steep side boundaries
- Raked timber fencing that follows the ground line
- Fences on top of new or existing retaining walls
- Replacing leaning mid-century paling fences
What fencing costs in Jannali
Guide pricing only: Colorbond and timber paling typically run from around $80 to $190 per metre installed, with Sydney jobs often toward the top of that range. Steep sites add labour for stepping, raking and materials handling. If a retaining wall is involved, that is priced separately and usually costs more than the fence. The fencing cost guide explains the variables before a site quote.
Dividing fences on shared boundaries are generally a shared cost in NSW, with both owners contributing to a sufficient fence. Retaining walls are treated differently from fences, so get advice if your boundary involves both. General information, not legal advice.
Frequently asked questions
Should a sloped fence be stepped or raked?
Colorbond must be stepped in level panels, which suits defined drops. Timber can be raked to follow the slope with no gaps underneath, which many Jannali owners prefer for pets. Fencers often mix both on one boundary.
Who pays for a retaining wall under a boundary fence?
Generally the owner whose land the wall supports benefits most, and retaining walls fall outside the usual dividing fence half-share. It is a common point of negotiation, so get the arrangement in writing. In NSW, retaining walls over 600mm generally need council approval and engineering, so check before building.
Can heavy materials get down a steep Jannali block?
Usually yes, but tight access adds carry time and cost. Mention access honestly when requesting a quote so the price is right the first time.
